How much will it cost to demo it? How much will the Kemper family expect from the city for new devo? Other dude plans to renovate with no incentives? No brainer.

There is no greener building than the building already built. Spaceship or not, at least Kemper is interesting, unlike the suburban style proposed replacement. But above all, it saves the city $30M.

Emotional attachment to the building aside. there are more optimal uses for the space. not to mention more cost effective.
